Globalworth secured EUR 145 mln bank financing

Globalworth has been granted significant funding in the form of a EUR 145 mln bank loan. The financing encompasses two flagship properties in Warsaw.

The financing covers the Skylight and Lumen buildings on ul. Złota, which form one of the most prestigious office complexes in Warsaw, as well as the Hala Koszyki – mixed-use property with the capital’s first food hall. A reputable German bank has granted the loan for a period of seven years.

“Successful fundraising is the best evidence of the capital market’s trust in our company and the business strategy we have adopted. We are positively regarded not only by our tenants but also by financial institutions, confirming Globalworth’s credibility as a trusted business partner. The funds obtained will be allocated to the repayment of other financial obligations of the group, further enhancing its liquidity profile” says Rafał Pomorski, the Managing Director – Finance & Operations at Globalworth Poland.

Globalworth, the owner and manager of the aforementioned buildings, received legal advice in the financial negotiations from Dentons, while the financial institution was legally represented by DLA Piper.

Skylight and Lumen are among the best-known and most prestigious office buildings in Warsaw, providing comfortable office space to meet the needs of some of the most demanding companies. The tenants appreciate the location in the heart of the city as well as their direct access to the Złote Tarasy shopping center. The asset has been part of the Globalworth portfolio since 2018.

The Skylight & Lumen buildings were developed in accordance with sustainable construction standards and are BREEAM certified with a rating of ‘Excellent’. They also possess a WELL Health & Safety 2022 rating. Together, they provide over 49,000 sqm of comfortable office space. The buildings are characterized by their superb location in the heart of the Central Business District, which gives them easy access to public transport and the Warsaw Central railway station, as well as to a wide range of businesses, hotels, entertainment and culture.

Hala Koszyki was built over 100 years ago on ul. Koszykowa in Warsaw on the site of the former Koszyki farm. Designed in the Art Nouveau style by Juliusz Dzierżanowski, it was only restored to the city in the autumn of 2016 as an exceptional meeting and culinary point, where you can eat in any of its numerous bars and restaurants and buy food to take home. The complex comprises 15,000 sqm of office space as well as 6,500 sqm of retail space. The building also has a BREEAM certificate with a rating of ‘Excellent’.
